THE PROBLEM

Asphalt is commonly used for driveways and parking lots due to its durability and long expected life span. In ideal circumstances asphalt can last 25 or more years. There are a number of factors that can  reduce its lifespan. Ground movement, tree roots, and other external factors can cause cracks in the asphalt which can lead to water penetration and accelerated erosion. Maintenance is required to realize the full life span. Unmaintained asphalt will erode quickly and will require large-scale replacement after time.

THE SOLUTION

Proper maintenance involves managing the water that may be exposed to the asphalt and ensuring there are no penetration points. Cracks and holes need to be dealt with immediately to avoid further damage. Special sealants can be used to repair cracks and sections of asphalt can be reapplied for larger damage. Successful application required proper preparation of the area. We work with building owners and managers to maximize the lifespan of their asphalt.

RESTORATION

Asphalt replacement and repair should be planned for financially with a reserve fund study or similar document. We  provide estimates based on the anticipated maintenance requirements to help the planning and budgeting process.
